The seminar will address current trends and issues pertaining to rehabilitation of historic buildings. Historic rehabilitation projects increase property values, draw new businesses, attract new residents, and enlarge the tax base. They provide lucrative opportunities to developers and investors and significant community reinvestment opportunities to banks. However, owners, developers, and lenders need to understand the complexities involved in various aspects of historic rehabilitation projects.
The seminar will address the following topics: (1) current market trends, including geographic concentration and typical deal structures; (2) funding of historic rehabilitation projects, including basics of tax credit financing and community reinvestment through tax credit loans; (3) complexities of historic tax credit projects such as tax credit applications and requirements for historic certification; and (4) insurance coverage for historic rehabilitation projects.
